Based on aggregated data, tile and luxury vinyl plank (LVP) look like close competitors on the shelf and are nothing alike on the invoice.
Materials overlap almost completely. LVP runs about $2 to $7 per square foot; tile runs about $2 to $10 per square foot. A mid-grade porcelain and a mid-grade LVP can cost the same per box.
Installed costs do not overlap at all. LVP lands at $3 to $7 per square foot installed. Tile lands at $7 to $20 per square foot installed — commonly 2 to 3 times the LVP number for the same room.
That gap is almost entirely labor, and it is the single most useful thing to understand before choosing. Most comparisons list durability, water resistance, and comfort and mention labor in passing. Labor is the comparison.
The reason is structural. Tile is a wet trade: mortar, a rigid substrate or membrane, grout, cure time between every step, and every cut made on a wet saw. Click-lock LVP is a dry floating floor that a homeowner can lay over a weekend with a utility knife. Two floors that sit next to each other in the same showroom are, on the job site, completely different categories of work — and the invoice reflects that far more than the material tags do.

Why Tile Labor Costs 3–5× More
LVP is a dry, floating floor. Click-lock planks lock edge to edge, sit on a thin underlayment, and float over the subfloor. No adhesive, no cure time, no mixing. A crew lays a 300-square-foot room in a day and walks on it immediately.
Tile is a wet trade, and each of these steps is billable time:
- Substrate. Tile cracks over deflection, so the floor gets a rigid layer: cement backer board (roughly $12 to $15 per 3x5 sheet, plus screws and thinset under it) or an uncoupling membrane (roughly $1.50 to $2.50 per square foot). LVP skips this entirely.
- Flattening. Tile tolerates far less subfloor variation than a floating floor. Self-leveling compound runs roughly $1 to $3 per square foot when it is needed.
- Setting. Thinset is mixed, combed with a notched trowel, and each tile is set, back-buttered on large formats, spaced, and leveled. This is slow, skilled, physical work.
- Cutting. Every cut is a wet saw. LVP cuts with a utility knife and a straightedge.
- Cure time. Thinset cures before grouting; grout cures before sealing. That is a multi-day job with return trips, and return trips are priced in.
- Grouting and sealing. Grouting a floor is a separate pass, and cement grout is typically sealed after cure.
Aggregated project data for tile floor installation puts labor at $800 to $3,200 and materials at $600 to $3,000 for a typical job — labor is the larger half. For vinyl and LVP installation, labor is $600 to $2,700 against materials of $700 to $2,500 — and LVP jobs typically cover more floor area than tile jobs at the same total, because tile is usually confined to a kitchen or bath while LVP goes across a whole level.
That is the quiet fact in the data: a tile project and an LVP project can cost the same and cover half the square footage.
What “Tile” and “Vinyl” Actually Mean
Both words cover a range of products with very different prices, and a lot of the confusion in this comparison comes from people pricing different tiers against each other.
On the vinyl side:
- Sheet vinyl — rolled goods, glued down, the cheapest resilient floor sold. Materials run roughly $1 to $3 per square foot and installed jobs typically total $800 to $3,500. Nearly seamless, which is genuinely useful in a laundry room, but it reads as budget and dents easily.
- Luxury vinyl tile (LVT) — vinyl cut into square tiles, sometimes grouted to imitate ceramic. Same core as LVP, different shape.
- Luxury vinyl plank (LVP) — the wood-look plank format that dominates the category and the one most people mean by “vinyl” in 2026. Material $2 to $7 per square foot.
- Rigid core (SPC / WPC) — LVP with a stone-plastic or wood-plastic composite core. Stiffer, hides subfloor imperfections better, quieter, and sits at the top of the LVP range, $4 to $7 per square foot.
On the tile side:
- Ceramic — softer, cheaper, easier to cut. $2 to $4 per square foot of material. Fine for walls and light-traffic floors, more prone to chipping than porcelain.
- Porcelain — denser, lower water absorption (under 0.5%), harder wearing, and the default choice for floors. $4 to $10 per square foot. Large-format and wood-look planks sit at the top of that band and cost more to set because they demand a flatter substrate and back-buttering.
- Natural stone — marble, travertine, slate. $5 to $20 per square foot of material, $15 to $30 installed, and most types need periodic sealing on top of the grout maintenance.
The like-for-like comparison most homeowners are actually making is mid-grade LVP against mid-grade porcelain: about $4 per square foot of material either way, and about $5 per square foot installed versus about $13 per square foot installed. Same material budget. Very different job.
Eight Cost Factors, With Dollar Figures
These are the line items that move a quote, in rough order of impact:
- Substrate work (tile only) — $1 to $3 per sq ft. Cement backer board plus fasteners and the thinset bed under it, or an uncoupling membrane. On a 300-square-foot kitchen that is $300 to $900 before a single tile is set. LVP’s equivalent is a $60 roll of foam underlayment.
- Subfloor leveling — $1 to $3 per sq ft. Self-leveling compound. Tile triggers this far more often because its flatness tolerance is roughly 1/8 inch over 10 feet against LVP’s more forgiving 3/16 inch, and large-format tile is stricter still.
- Tile size and format — up to $3 per sq ft in labor. Small mosaics have enormous grout-line counts and are slow. Large-format tile is fast per square foot but demands a flatter floor, back-buttering, and leveling clips. Standard 12x24 porcelain is the cheapest format to set.
- Pattern — 10% to 30% labor premium. Herringbone, diagonal, and basketweave layouts add cuts and waste on tile; the same layouts on LVP add far less because the cuts are made with a knife. Tile waste allowance goes from about 10% to 15% or 20% on a diagonal.
- Demolition of the existing floor — $1 to $4 per sq ft. Pulling carpet is trivial. Pulling old tile is not: aggregated data puts tile removal at $320 to $1,120 for a typical floor, and it is dusty, loud, and often takes the underlayment with it. This cost lands on whichever floor is being replaced, which is why an existing tile floor makes the next floor more expensive regardless of what it is.
- Waterproofing membrane (tile) — $1.50 to $2.50 per sq ft. Optional on a dry hallway, standard in a wet room. Not optional if the assembly needs to actually be waterproof.
- Transitions, thresholds, and trim — $100 to $500 per job. Tile sits taller than LVP; a tile floor meeting carpet or hardwood often needs a reducer, and doors may need trimming. LVP’s thinner profile usually clears existing doors.
- Regional labor rates — up to a 50% swing. Aggregated data puts flooring labor at roughly $75 per hour nationally, but the local factor moves it far more on tile than on LVP simply because tile buys many more hours.
Notice how many of these are tile-only or tile-amplified. The bill diverges before the material is even chosen.
Timeline and Disruption
The schedule difference is a real cost that never appears in a per-square-foot table.
Aggregated project data puts a typical LVP installation at 2 to 5 days and a typical tile installation at 3 to 7 days — but the raw day count understates it. LVP is walkable the moment the last plank clicks in; furniture goes back the same evening. Tile has forced waits built into it: thinset cures before anyone can walk on the floor, grout goes in after that, and the grout cures before sealing. A kitchen floor being tiled is a kitchen that is out of service for the better part of a week, and in a single-bathroom home, a tiled bathroom floor is a genuine logistics problem.
For a household that has to live in the house during the work, that difference is worth real money — and for a rental turnover, where every vacant day has a price, it is often the whole argument for LVP.

Same tile, same planks, same room — the decision costs $900 more in New York than in Houston purely because of where the labor is bought. The dollar saving on tile is larger. So is the failure cost: lippage, hollow spots, a cracked line across the floor from an unaddressed deflection problem — and a tile floor that fails is not repaired, it is removed at $320 to $1,120 and set again. An LVP mistake is a plank you unclick.

The upfront comparison is decisive. The lifetime comparison is not — and this is where the honest answer flips.

Over a full 50-year hold, the two cost roughly the same per year of service — tile’s 3× sticker price is bought back by never replacing it. That is not the conclusion most comparison pages reach, and it is the one the arithmetic supports.
The break-even matters:
- Hold under 10 years (selling, renting out, updating a starter home): LVP wins outright. The tile premium never amortizes.
- Hold 10–20 years: close, and the deciding factor is the room, not the money.
- Forever home, 25+ years: tile is even or cheaper, and it is the only one of the two you install once.
Grout: The Hidden Ongoing Cost of Tile
LVP has no grout and therefore no recurring surface cost beyond sweeping and damp mopping. Tile does:

On a 300-square-foot floor that is roughly $1,000 to $2,500 across 50 years — real money, and the line item competitors leave out of their long-term math. Epoxy grout costs more up front and removes the sealing cycle entirely, which is a rational trade for a floor meant to last decades.
Water: Tile Is Not Automatically Waterproof
Both are sold as waterproof. Only one of them is waterproof as a plank.
- LVP has a PVC or SPC core that does not absorb water. Standing water on the surface does nothing to the plank. The vulnerability is the seams and the subfloor underneath in a genuine flood — water can travel under a floating floor.
- Tile is a waterproof body sitting in a not-waterproof system. Cement grout is porous. Thinset is porous. The backer board behind it is not a moisture barrier. A tile floor is only a waterproof assembly when a waterproofing membrane is installed underneath (+$1.50 to $2.50 per square foot) — which is why showers get one and hallway tile does not.
The nuance matters for a basement or a laundry room: a tiled floor without a membrane and with cement grout can pass water to the subfloor. In a shower that same layer becomes a costed line of roughly $400 to $1,200 on a standard alcove — and a prefab acrylic unit avoids it entirely by being its own barrier, which accounts for most of the acrylic versus tile shower cost difference.
Comfort, Warmth, and Sound

Tile’s coldness is a feature in Phoenix and Miami and a liability in Minneapolis. It is also the reason radiant heat and tile are so often paired: an electric mat under tile (roughly $8 to $15 per square foot for the heating layer installed) turns the worst comfort trait into the best one. Most LVP warranties cap surface temperature around 80 to 85 degrees F and some exclude radiant systems, so LVP is a poor partner for a heated floor.
Repairs
- Cracked tile. A single tile can be chiseled out and reset if matching spares were saved. Expect a $150 to $400 minimum service charge, since the work is an hour with a two-day cure. Without spare tile from the original lot, a color match is unlikely — dye lots change.
- Damaged plank. On a click floor, planks can be unclicked back to the damaged one, or a plank cut out and glued in. With a spare box on hand this is a DIY afternoon; a pro visit is typically $150 to $300.
Neither can be refinished. Both are a total-replacement material at end of life. The relevant difference is that tile’s end of life arrives decades later and its removal is far more expensive.

LVP forgives a subfloor that tile will not. A bouncy floor over long joist spans is a solved problem for LVP and an open question for tile — and the fix (sistering joists, adding a plywood layer) is billed on top of the tile quote.

Looks: Wood-Look Porcelain vs Wood-Look LVP
Both imitate wood, and this is the closest fight on the page.
- Wood-look porcelain has the wood grain fired into the tile. It will not fade, scratch, or dent, and up close it feels like stone rather than wood — because it is. It costs $4 to $10 per square foot for the tile and carries tile’s full labor bill. See porcelain tile installation.
- Wood-look LVP has a printed photographic layer under a clear wear layer. Premium tiers with embossed-in-register texture and long, wide planks look convincing and feel warm underfoot. It costs $2 to $7 per square foot for the material.
The visual gap has narrowed to the point where the choice is driven by everything above — labor, lifespan, comfort, water — rather than realism.
Resale Value
Aggregated market data indicates:
- Porcelain and ceramic tile in kitchens and bathrooms is read by buyers as a permanent, premium surface and is what appraisers expect in a mid-to-high-end bath.
- LVP throughout a home is read as a clean, modern, mid-market upgrade — clearly better than worn carpet or dated laminate, not a premium signal.
- Neither is penalized in resale. Both beat carpet in wet rooms and high-traffic areas.
- Consistency matters more than material. A single flooring type running through the main level appraises better than three surfaces meeting at three thresholds.
The Short Version
- Cheaper to buy, cheaper to install, cheaper to fix, easier to DIY: LVP. It wins the first 10–15 years without argument.
