Based on aggregated data, the floors marketed as “most durable” cost anywhere from $2 to $50 per square foot installed, and the reason the answer looks contradictory across sources is that “durable” is not one property. It is four, and every floor that wins one of them loses another.
The four are:
- Scratch and abrasion resistance — how the surface survives grit, claws, and chair legs. Measured by four different scales that are never printed side by side: Janka (wood), AC (laminate), PEI (tile), wear-layer mils (vinyl).
- Dent and impact resistance — the exact inverse. Hard floors resist scratches and crack; soft floors dent and absorb. A dropped cast-iron pan chips a porcelain tile and merely dents an LVP plank.
- Water and moisture tolerance — the property that turns a 20-year floor into a 2-year floor the first time a supply line fails.
- Repairability — the property nobody counts, and the one that actually decides how long a floor stays in the house. A floor that can be repaired in place outlives one that cannot, regardless of how it scored on the first three.
The synthesis is arithmetic, not opinion: durability is only meaningful as cost per square foot per year of service, including repairs. On that measure, solid hardwood — the most expensive common floor to install — is among the cheapest to own, because it renews. Builder-grade carpet is the reverse.
The Four Rating Scales, Side by Side
Every flooring category invented its own durability scale, which is why cross-category comparison is so hard.

Two things fall out of this table.
They do not convert. A PEI 5 tile and an AC5 laminate are not equally durable — they are equally the hardest thing their own industry sells. Janka is the odd one out entirely: it measures denting, not scratching, so a Janka number says almost nothing about how a wood floor handles grit tracked in on a boot.
The residential spec is not the top spec. Most flooring sold into homes is PEI 3, AC3, or a 12-mil wear layer. The commercial grade of the same product — PEI 5, AC5, 20-mil — is usually available at a modest premium and is the actual answer to “high traffic.”
Property 1: Scratch and Abrasion Resistance
Wood and bamboo — the Janka table
Janka is a hardness figure, so it predicts denting and, loosely, how easily an edge gouges. It does not predict finish wear: the finish scratches long before the wood does, and the finish is the same acrylic-urethane or aluminum-oxide coating regardless of species.

Hardwood installation runs $6 to $25 per square foot installed ($2,500 to $8,000 typical), and species drives most of that spread — red oak near the bottom, hickory and exotics near the top.
Bamboo flooring runs $7 to $20 per square foot installed ($1,750 to $5,000 typical), and the distinction that matters is manufacturing: only strand-woven bamboo — shredded, resin-saturated and compressed — is hard. Horizontal and vertical bamboo look nearly identical on a showroom floor and test no harder than oak.
Laminate — the AC table
Laminate’s wear layer is melamine impregnated with aluminum oxide, a mineral with a Mohs hardness of 9 (diamond is 10). This is why laminate routinely out-tests real wood on abrasion in independent testing, and why the “laminate is the cheap option” framing and the “laminate is the scratch-resistant option” framing are both true at once.

Laminate installation runs $3 to $8 per square foot installed ($900 to $3,200 typical). Moving from AC3 to AC4/AC5 typically adds $0.50 to $1.50 per square foot in material and is the cheapest durability upgrade in the flooring category.
Tile — the PEI table

PEI rates the glaze. Unglazed porcelain — including most through-body porcelain — carries no PEI number at all, because the color runs through the tile body and there is no glaze to wear off. That is the quiet reason through-body porcelain is the most abrasion-durable floor sold: wear does not change its appearance, because there is no surface layer to lose.
Tile installation runs $5 to $30 per square foot installed ($1,500 to $6,500 typical), and porcelain tile $7 to $20 per square foot ($1,500 to $5,000 typical). Porcelain’s ASTM C373 water absorption is 0.5 percent or less by definition; ceramic absorbs 3 to 7 percent.
Vinyl — the wear-layer table
The most useful spec in the LVP category, and the one most often left off the price tag.

Vinyl plank (LVP) installation runs $3 to $7 per square foot installed ($1,500 to $5,500 typical). The trap: thickness of the plank (6 mm, 8 mm, SPC vs WPC core) affects feel, sound and how well it bridges an uneven subfloor, and it does not affect scratch resistance. Only the wear layer does. A 6-mil plank on an 8 mm core shows traffic lanes in a hallway within a few years. Sheet vinyl ($2 to $7 per square foot) generally carries a thinner wear layer than plank products in the same price band.
Carpet — face weight and twist
Carpet installation runs $2 to $10 per square foot installed ($800 to $4,000 typical). Two numbers predict how long it holds up: face weight (ounces of fiber per square yard — builder-grade 20 to 35 oz, mid-grade 40 to 50 oz, heavy residential 60 oz and up) and twist level, because loose yarn untwists underfoot and mats. Carpet looks worn long before any fiber is gone.
Nylon holds twist best; polyester resists stains but crushes sooner; olefin is cheapest and mats fastest in traffic lanes. Berber carpet ($800 to $3,600 typical) uses a looped construction that resists crushing but snags on claws.
Property 2: Dent and Impact Resistance — the Inverse Trade-Off
Materials that resist abrasion do so by being hard. Hard materials are brittle, and brittle materials crack. Materials that survive impact do so by being resilient — they deform and recover. Resilient materials dent.
No floor is both, which is why every list that puts porcelain tile at number one is silently answering only the scratch question.

The practical consequence: the same floor is the “most durable” and the “least durable” depending on which room you are standing in. In a hallway, porcelain wins. In a home gym under dropped weights, rubber ($3 to $15 per square foot installed) is the only floor here that does not care at all, and porcelain is among the worst in the house.
Point loads are the quiet version of the same physics. A refrigerator on casters, a piano, or the leg of a loaded bookcase concentrates hundreds of pounds onto a few square inches, and on a WPC-core LVP that leaves a permanent indentation. Denser SPC (stone-polymer composite) cores resist it materially better; the spec sheet reports it as static load resistance in psi.
Property 3: Water and Moisture Durability

The one that catches people out is standard laminate: it has the best abrasion rating of any wood-look floor and one of the worst water ratings, because the aluminum-oxide wear layer sits on a high-density fiberboard core — compressed wood fiber that swells irreversibly and cannot be sanded flat.
Property 4: Repairability — the Property That Actually Decides Lifespan
This is the reason a 100-year-old oak floor is still in service while a 12-year-old laminate floor is in a dumpster. A floor that can be repaired in place does not get replaced. A floor that cannot gets replaced whole, over a single damaged square foot.

Three consequences fall out of this table:
The install method matters as much as the material. The same LVP plank is repairable in an hour if it is glued down, and a half-day job if it is floating — because a click-lock floor has to be unclicked from the nearest wall, plank by plank, all the way to the damage, then re-clicked. Nobody puts this in a durability comparison, and it is worth hundreds of dollars per incident for the life of the floor.
Discontinued product is a failure mode. A tile floor is only repairable while a matching tile exists. Tile lines are discontinued in 3 to 5 years. Aggregated practice is to buy 10 to 15 percent overage and keep the boxes — on a 500-square-foot tile floor that is roughly $150 to $600 of “insurance” against a $3,000 replacement.
“Refinishable” is the only word that changes the arithmetic. Hardwood refinishing costs $3 to $8 per square foot ($1,000 to $4,000 typical). Each pass removes roughly 1/32 inch, and a 3/4-inch solid plank carries about 1/4 inch of wood above the tongue — 4 to 6 sandings. That is why hardwood measures its life in centuries and everything else measures it in decades.
Engineered hardwood is where this gets expensive to get wrong. Engineered hardwood runs $6 to $16 per square foot installed ($1,500 to $5,500 typical), and its refinishability is a direct function of one spec on the box:

A $9-per-square-foot engineered floor with a 1 mm veneer and a $12-per-square-foot engineered floor with a 4 mm veneer look identical on day one and have completely different lifespans. That single number is the most consequential and least advertised spec in the category.

Durability only means something as cost per year of service — mid-range installed cost divided by realistic lifespan, with refinishing costs included where a floor renews.

The pattern is the whole point of this page:
- Solid hardwood costs roughly 3 times what laminate costs to install and about the same per year to own — $0.38 against $0.37 — because it renews four times and laminate renews zero times. At year 60, one of them is still in the house.
- Terrazzo — the most expensive floor on the list at $20 to $50 per square foot — costs less per year than mid-grade carpet. It is monolithic, it re-polishes indefinitely, and commercial installations from the 1930s are still in service.
- Builder-grade carpet is cheap by both measures and buys nothing. It is replaced at year 6, and the replacement is another $3 per square foot plus the removal ($120 to $720 per carpet removal job) plus the disruption. Six replacements to cover one hardwood floor.
- Polished concrete is the outlier value at $0.28 per square foot per year, because the floor and the structure are the same object. There is nothing to install and nothing to fail — only grinding and sealing, at $1,000 to $6,000 for a typical project.
These figures exclude the cost of living with the floor — carpet needs professional cleaning every 12 to 18 months, tile grout needs re-sealing every 2 to 5 years, and a wood floor takes a screen-and-recoat every 7 to 10 years at $1 to $3 per square foot. Adding maintenance widens the gap in hardwood’s favor, not against it. Commercial vs Residential Rating — the Cheapest Durability Upgrade
The same product line usually sells a residential grade and a commercial grade, and the commercial grade is not a different floor. It is a thicker wear surface.

On a 250-square-foot room, moving laminate from AC3 to AC5 costs roughly $125 to $375 — the difference between a floor rated for a bedroom and one rated for a shopping centre, at identical labor. Measured per dollar it is the highest-leverage durability decision available, and it is almost never offered at the point of sale.

Two wear mechanisms sit outside every rating scale. Sunlight fades exotic hardwoods, darkens some domestics and yellows some vinyls — the one form of wear that happens with no foot traffic at all, in the shape of a window. And grit, not shoes, is the actual abrasive: the silica sand tracked in has a Mohs hardness of 7, above every floor finish sold, which is why a doormat and a walk-off runner at $30 to $150 do more for measurable floor life than any upgrade in the table above.
Pets, Kids, and Claws
Claw scratches are a scratch problem, not a hardness problem — a large dog’s nails do not dent a floor, they abrade the finish. Warranties: What They Actually Cover
A “50-year warranty” on a floor with a 15-year realistic lifespan is not a claim about the floor. It is a claim about one layer.

Wear-through almost never happens. A residential floor is replaced because it looks bad — scratched, dented, faded, dull — and every one of those is on the exclusion list. Warranties also step down: a “lifetime” warranty typically prorates hard after the first 3 to 5 years, and most are void without a documented subfloor moisture test and a professional installation receipt.
The measurable spec on the box — AC4, PEI 5, 20-mil, 3 mm veneer, 60 oz face weight — is a far better predictor of how the floor will hold up than the warranty number printed next to it.
